On 27th October 2025, a new law came into force for England’s social housing. The legislation mandates strict timeframes for landlords to fix reported serious damp, mould and emergency hazards requiring investigation.
What does this new legislation mean?
Landlords are now required to adhere to strict timeframes when mould, damp and emergency hazards are reported.
Awaab’s Law timeframes:
- 10 working days to investigate dangerous conditions which pose a significant risk of harm to health and safety of tenants.
- 5 working days to make living conditions safe.
- 3 working days to provide a written report.
- 24 hours for emergency cases.
